Our Change Order Policy — No Surprise Bills

A change order feels like a scam only when it’s sprung on you. We do the opposite — you know the rules before you sign.

What a change order is

It’s how any cost change is handled after you sign — a hidden condition, a code-required addition the licensed trade identifies, or a scope change you ask for.

You approve the cost first

If something comes up, we stop, photograph it, and bring you the cost in writing. You approve it before we go further. No change order, no change to your bill.

Why it protects you

It puts you in control of every dollar that wasn’t in the original plan. It’s the mechanism that keeps a job from running away from you — not a way to get more out of you.

How we keep them rare

We use allowances and flag hidden-condition risk up front, so on clean, visible work change orders are uncommon. On anything behind a wall, we tell you the risk before we start.

Whether a specific item meets code is the licensed trade’s determination, relayed to you — not something we decide on our own.
